Oregon's $99 Flat Fee MLS Listing Service for Manufactured & Mobile Homes

Selling Your Park Home in Silverton

Silverton sits in Marion County, and the 2020 Census put its population at 10,484. It is a walkable small town with a historic downtown feel, and it draws buyers who want a quieter base near Salem. For a park-home seller, the town setting is only half the story. The other half is the park: its rules, its rent, and its approval process.

With Go On MLS, goONmls.com, you list the home itself, not the lot. Call 971-GO-ON-MLS if you want to talk through the options. The aim of this page is simple: give you the Silverton facts we could verify, the statewide steps, and a checklist you can use this week.

What it costs to list

Our fee ladder has three rungs, and each rung includes the one below it. Rung one costs $99 and gets the home onto MyStateMLS with up to 20 photos, then out to 135+ sites including Google. Rung two costs $1,999 and adds a coordinator for the purchase agreement, DocuSign signatures, and escrow. Rung three, full service at $6,999, limited to Portland metro area, is closed to Silverton sellers, so the choice here is rung one, rung two, or both. Compare them on pricing.

Parks where Silverton homes sell

Public park listings name several Silverton communities. Silverton Mobile Home Estates is at 1307 S Water St, Silverton, OR 97381. Silver Edge Trailer Court is at 1238 S Water St. Palo Mobile Home Park is at 1732 Pine St, and Stardust Village is at 1418 Pine St. We did not quote a rent figure for any of them, because rents change and we did not verify a current figure for each park. Ask each park office for its current rent and sale rules.

Buyers often ask about age rules first. Some parks welcome all ages, and some limit residency by age. Confirm the rule for your park before you advertise, so your listing speaks to the right buyers and no one wastes time on an application that cannot pass.

The transfer, step by step

Oregon law treats the home and the lot differently, and that difference drives the paperwork. The home itself is titled personal property, so ownership passes through a DCBS title transfer at $55, not through a deed. The county must first certify, on Form 2952, that the tax bill is settled, or the transfer stalls. The buyer then applies to the park under ORS 90.680, and the park has 7 days to accept or reject a complete file, or 10 days where the 10-day pre-sale notice never went out. Rent rules add another guardrail: 90 days of written warning before any increase, and no more than one increase per 12 months. This paragraph is background information, not legal advice.

Common questions

Does the buyer need park approval before closing? In practice, yes, plan for it. Approval protects both sides and avoids a closing that falls apart at the last step.

What photos help most? Bright, straight photos of the kitchen, living areas, bedrooms, bathrooms, and the outside. Include storage and any deck or yard area that goes with the home.

Should I price below other homes to move fast? Not automatically. A low price can still sit if the park rent is high or the title is unclear. Price from condition, rent, and sales you can actually verify.

Checklist before you list

  • Confirm your park age rule and application fee, if any, with the office.
  • Gather your title, ID, and any loan payoff information.
  • Check taxes and Form 2952 with the county.
  • Photograph the home in daylight, room by room.
  • List repairs honestly, and note what is new or recently fixed.
  • Decide what stays: appliances, shed, deck furniture, or skirting.
  • Keep a written record of every showing and offer.
