Frequently Asked Questions

How do I sell my mobile home in a park in Oregon?
You sell the home itself — you own the home, the park owns the land under it. List the home (flat-fee MLS or by owner), find a buyer, and the buyer applies to the park to take over the lot lease. The sale of the home and the lot rental are two separate agreements.
What does flat fee MLS mean?
You pay one flat fee for your MLS listing instead of a percentage commission. Your home is syndicated to the major home-search sites through the MLS, and you handle showings and negotiations yourself. GoOnMLS.com starts at $99 flat.
Do I need park approval to sell my manufactured home?
You don't need the park's permission to sell your home, but your buyer needs the park's approval to keep the home on its lot. Parks must use reasonable, consistent screening standards. Talk to park management early so there are no surprises.
How much does it cost to list a mobile home on the MLS in Oregon?
With GoOnMLS.com, $99 flat — no commission, no hidden fees. That covers the MLS listing with 2 photos and syndication to major search sites. Media, coordination, and full-service tiers are available if you want more help.
Can I sell my manufactured home without a realtor in Oregon?
Yes. Many sellers list flat-fee or sell by owner. A flat-fee MLS listing gives your home the same search-site exposure an agent's listing gets, without paying a percentage of your sale price.
Where will my listing appear?
Your listing goes on the MLS, which feeds the major home-search sites buyers use every day. We describe this as "distributed through the MLS" — we don't guarantee any single specific site, because feed lineups can change.
What paperwork do I need to sell?
Typically: your ownership document for the home (manufactured homes are titled, not deeded, when in parks), a bill of sale or purchase agreement, and any park-required forms. The $1,999 tier includes purchase-agreement help and DocuSign.
How long does it take to get listed?
Once we have your home details and photos, listings typically go live within a few business days. Call us and we'll give you a straight answer for your situation.
Is the $6,999 Full Service plan available where I live?
Full Service — signs, flyers, lockbox, buyer qualifying, and showings — is currently Portland metro only, $6,999 due at closing with zero upfront. The $99, $199, and $1,999 tiers are available anywhere in Oregon.
Do you list homes on owned land, or only in parks?
Both — we list manufactured and mobile homes in parks and on leased land, anywhere in Oregon. What we don't do is list or sell land itself.
