Madras Park Homes: Parks, Paperwork, and Price
Madras is a high-desert city in Jefferson County, in central Oregon between the Cascades and the desert, and the 2020 Census counted 7,456 residents. It serves farms, ranches, and the Warm Springs community nearby, and its park homes are among the most affordable housing in the region. Buyers here shop on monthly cost first, so lot rent and home condition drive most sales.
Below are the parks, the questions sellers ask most, the price tiers, and the sale steps, in that order.
Madras Parks
Sunrise Mobile Home Park at 450 Southwest Roosevelt Street is a 55-lot, all-ages community that also accommodates RVs. A park directory lists its maximum monthly fee at $550 with water, sewer, and trash included, but confirm the current figure with the office, since directory figures go stale.
Greenspot Mobile Home Park on US-97 is a larger all-ages community with on-site management, listed at 73 lots in one directory. Other Madras parks in the directories include City Trailer Court at 368 B Street with 46 lots, Tops Trailer Court on Depot Road with 60 lots, and Rim Rock Trailer Court on Southwest D Street with 37 lots. No published rent was found for Greenspot, City Trailer Court, Tops, or Rim Rock in the sources used here.
Questions Madras Sellers Ask
What monthly cost will my buyer face? The home price plus lot rent, plus utilities that are not included in rent. Give buyers the current rent number from the park office so they can do the math honestly.
Does the park have to approve the buyer? Yes, under ORS 90.680 the buyer applies, and the park must accept or reject a complete application within 7 days, or 10 days without the 10-day pre-sale notice.
What is the $55 fee? The Oregon DCBS title transfer fee. The county must first certify on Form 2952 that taxes on the home are paid.
How often can rent go up? With 90 days of written notice, and at most once in 12 months. This overview is general information, not legal advice.
Pricing for Madras Sellers
The $99 MLS listing includes up to 20 photos, MyStateMLS, and syndication to more than 135 listing sites including Google. Coordination costs $1,999 and adds purchase-agreement help, DocuSign, and escrow coordination.
The $6,999 full service tier, limited to Portland metro area, is not available in Madras. Compare tiers on pricing, view listings on homes for sale, and point buyers to Oregon financing. Further answers are on the FAQ page.
Monthly Cost Is the Whole Story in Madras
In Madras, most buyers start from a monthly budget and work backward. They add the lot rent, the utilities the park does not include, and any loan payment, and they compare that total against renting an apartment or a site-built home. A seller who hands a buyer the current rent number, plus a realistic utility picture, helps the buyer say yes with confidence. If you know your average utility costs from your own bills, share the range honestly and note that a new household usage will differ. Vague costs make buyers cautious, and cautious buyers delay. Clear numbers, even imperfect ones labeled as your own experience, move a sale forward faster than silence.
The Sale Steps, Briefly
Get the park rent, rules, and buyer application. Check the county tax certification. Agree on price and terms in writing. Let the park approve the buyer. Complete the DCBS title transfer. That is the whole path, and most delays come from skipping one of the first two steps.
