Oregon's $99 Flat Fee MLS Listing Service for Manufactured & Mobile Homes

Selling a Park Home in Phoenix, Oregon

Phoenix at a Glance

Phoenix sits in Jackson County, just south of Medford in the Rogue Valley. The 2020 Census counted 4,475 people here. It is a small city with a quiet, residential feel. Many residents are older adults. That shows in the housing. Three of the parks in our directory here are 55+ senior communities.

This guide covers manufactured homes inside parks only. You sell the home itself. The ground under it stays rented. Land is not part of the sale. If that sounds like your situation, the rest of this page walks through parks, paperwork, and price options.

Three Senior Parks in Phoenix

Our directory lists three parks in Phoenix. All three are 55+ senior communities. None of them shows a published rent in our directory. That means we could not find a current lot rent to quote. Call the park office for the rent before you advertise a monthly cost to buyers.

  • Creekside Estates — Phoenix, 55+ senior community. No rent figure was published in our directory. Get the current figure from the park office.
  • Dun Rov'n — Phoenix, 55+ senior community. No advertised rent turned up in our directory. Check the current rent with the park office.
  • Greenway Village MHP — Phoenix, 55+ senior community. No rent figure was published in our directory. Verify the rent with the park office.

Senior parks have age rules. A buyer who does not meet the age rule cannot move in, even with a signed purchase agreement. Ask the office for the exact age rule and the buyer application early. That one phone call can save a failed closing.

How an Oregon Park-Home Sale Works

A park home in Oregon is personal property. It is not real estate with a deed. Ownership moves through an ownership document held by Oregon DCBS. That state transfer costs $55. Before DCBS will transfer it, the county must certify that taxes are paid. That certification uses Form 2952.

Park approval comes next, and it matters as much as price. Under ORS 90.680, the buyer files a written application with the park. The park must accept or reject a complete application within 7 days. If you did not give the 10-day pre-sale notice, the park gets 10 days instead. Start the buyer application before closing day. A buyer who is not approved cannot move in.

Rent rules also shape the sale. A park must give 90 days of written notice before a rent increase. It can raise rent at most once in any 12 months. Buyers will ask about the current rent and any planned increase. Get both in writing from the office.

Take this section as general information, not legal advice. Laws change. Check the current statute text or talk to an Oregon lawyer before you act.

Phoenix Seller Questions

Do I own the land under my Phoenix park home?

No, in a park you own the home and rent the lot. The lot rent is a separate monthly payment. That is why buyers care so much about the rent figure.

Why does the park get to approve my buyer?

Oregon law gives the park a screening step under ORS 90.680. The park must decide on a complete application by 7 days, or 10 days if no pre-sale notice went out. The park cannot block your sale outright. It can only accept or reject the buyer through that process.

What if my park will not state the rent in writing?

Ask again, in writing, and keep a copy of your request. If the office still will not answer, tell buyers plainly that the rent is unconfirmed. Guessing a rent number helps no one.

Can I sell without an agent in Phoenix?

Yes. A $99 flat-fee MLS listing from Go On MLS puts your home on the MLS without a percentage commission. You keep control of showings and negotiation.
