List on the MLS Without a Realtor in Oregon
You want buyers to find your home where buyers actually look — on the MLS. But you do not want to hire a traditional realtor and pay a percentage commission. Here is the honest middle path: a flat-fee listing gets your home on the MLS without a realtor, and you stay in charge of the sale. This page covers manufactured and mobile homes in parks and on leased land in Oregon. It does not cover selling land.
The one thing you cannot do alone
You cannot post to the MLS yourself. The MLS is open to licensed participants only — brokers and agents who belong to it. An owner with no MLS membership has no login and no way to enter a listing directly.
That is the whole reason flat-fee MLS listing exists. A flat-fee provider enters the listing on your behalf through a licensed provider. You pay a flat fee for that entry. You do not hire a traditional agent, and you do not pay a percentage of your sale price.
How a flat-fee listing works, step by step
- You send your home's details. Year, size, beds and baths, park name, and lot rent — plus your photos. The $99 tier allows up to 20 photos.
- The provider builds the listing. Your details and photos go into the MLS entry, written for buyers: what the home is, where it sits, and what the monthly lot rent is.
- The listing goes live on MyStateMLS. From there it is syndicated to 135+ listing sites including Google, so buyers find it where they already search.
- Buyers contact you directly. On the $99 tier, inquiries come to you. You answer questions, arrange showings, and talk offers.
- You sell and close. The sale itself — the agreement, the paperwork, and the DCBS ownership transfer — is covered in our Oregon title transfer guide.
Once we have your home details and photos, listings typically go live within a few business days. Call us and we will give you a straight answer for your situation.
What goes live — and what stays your job
A flat-fee listing handles the exposure. It does not handle the selling. Knowing the split before you start avoids surprises:
- The listing handles: the MLS entry, syndication to 135+ sites including Google, and up to 20 photos on the $99 tier.
- You handle: showings, answering buyer questions, negotiations, and deciding which offer to accept.
- You can add help: the $1,999 tier adds transaction coordination — purchase-agreement help, DocuSign paperwork, and escrow coordination. The $6,999 full-service tier, limited to Portland metro area, adds signs, flyers, lockbox, buyer qualifying, and showings.
The three tiers are cumulative — each includes everything in the tiers below it. See all three tiers in detail.
What a flat-fee listing is not
- It is not a guarantee of a sale. No listing service can promise your home will sell, or by when. Price, condition, lot rent, and park approval all affect the outcome.
- It is not a cash offer. GoOnMLS does not buy homes. If someone promises to buy your home for cash on a set date, that is a different kind of buyer — read the comparison before choosing.
- It is not a way around park approval. Your buyer still needs the park's approval to keep the home on its lot. Talk to park management early so there are no surprises.
- It does not replace the paperwork. The sale still needs a purchase agreement and a DCBS ownership transfer, with county tax certification. The $1,999 tier helps with the paperwork; the $99 tier leaves it to you.
How this differs from selling completely by owner
Selling by owner with no listing at all means buyers only find you if they happen across your sign, your social post, or word of mouth. A flat-fee MLS listing adds the place most buyers search, without adding a commission. Our guide on selling your mobile home without a realtor covers the full by-owner workload, so you can judge how much of it you want to take on.
