Flat Fee MLS in Oregon: List Your Manufactured Home for $99
Flat fee MLS is simple: instead of paying a percentage commission, you pay one flat fee to get your home listed on the MLS. Buyers then find your home on the same big listing sites agents use. This page explains how it works in Oregon, what it costs here, and what you handle yourself.
Why owners cannot list on the MLS themselves
The MLS is not a public website you can post to directly. Only a licensed listing provider can enter a home into it. That is the one step an owner cannot do alone — and it is exactly the step a flat-fee service handles for you. Everything else in the sale is work you can do yourself, with help if you choose a higher tier.
How a flat-fee listing works, step by step
- You tell us about your home. Year, size, bedrooms and bathrooms, park name, and lot rent. These are the details buyers filter on, so get them right.
- We enter it into MyStateMLS. Your listing goes live on the MLS with up to 20 photos at the $99 tier.
- It syndicates to 135+ listing sites, including Google. That is where buyers actually search — the same sites a traditional agent listing would reach.
- Buyers call you directly. You take the calls, show the home, and negotiate the price. Nobody stands between you and the buyer.
- You close and keep the proceeds. No commission comes out of your sale price — just the flat fee you chose.

What Oregon competitors charge for the same thing
Comparing providers is part of shopping, so here are the published prices we found in October 2026. Check the providers' own sites before you decide, because prices change.
- ByOwnerOregon (RealtyNet LLC): flat-fee MLS listings from $199, as published October 2026.
- RealtyNet's park-home chattel listing: $499 for a manufactured home in a park, as published October 2026. Park homes cost more there because they are a special case.
- GoOnMLS.com: $99 for a manufactured or mobile home, including homes in parks. No separate park-home surcharge.
Price is not the only difference. Ask any provider whether they list park homes at all, what their fee covers, and what happens after the listing goes live — before you pay.
Why park homes are a special case
Most flat-fee sites are built for houses on owned land. A home in a park is different in three ways:
- It is personal property, not real property. You are selling the home only, not the land under it. Ownership transfers through a DCBS ownership document, not a deed.
- The buyer needs park approval. Your buyer applies to the park to keep the home on its lot. That is a separate step from the listing.
- The paperwork is different. Taxes must be current, the county certifies them, and any lien must be released before the transfer can complete.
That is why many flat-fee sites simply do not take park homes — and why GoOnMLS exists. We list mobile and manufactured homes in parks and on leased land, anywhere in Oregon. We do not list or sell land. For the transfer steps, see our guide to Oregon manufactured home title transfer.
What you handle yourself at the $99 tier
Flat fee means honest about the work. At $99, you handle:
- Photos. Take clear daylight photos, room by room, up to 20. Good photos do more for a sale than anything else you control.
- Showings. You meet buyers, show the home, and answer their questions.
- Negotiation. You decide what offers to accept. Nobody negotiates for you at this tier.
- Paperwork help, if you want it. That is what the $1,999 coordination tier adds. At $99, the purchase agreement and closing paperwork are yours to arrange.
If that workload sounds like too much, that is a real signal — compare the tiers before you list, not after. Read what "flat fee MLS" actually means for the plain-language version of the same trade-off.
What flat fee does not do
- GoOnMLS does not buy your home. We list homes. We do not make cash offers.
- We do not guarantee a sale or a timeline. Price, park, lot rent, and condition decide how fast a home sells. No listing service can promise otherwise.
- We do not set your price. Price it against recent sales in your own park and against the lot rent buyers will also pay. A home priced above its park will sit, whatever the listing fee was.
Questions sellers ask
Is a $99 listing really on the real MLS?
Yes. The $99 tier is a MyStateMLS listing, syndicated to 135+ listing sites including Google. The fee is flat because you do the showing and negotiating work yourself — not because the listing goes somewhere lesser.
Do I need a real estate agent at all?
No. Owners can sell their own manufactured home in Oregon. The one thing you cannot do alone is enter the MLS yourself, and that is what the flat fee covers. If you want paperwork and coordination help, the $1,999 tier adds it; full service at $6,999 is limited to Portland metro area.
What if my home is on owned land, not in a park?
GoOnMLS lists mobile and manufactured homes in parks and on leased land. A home on land you own is a different kind of sale — real property, with a deed — and is outside what we list. If you are unsure which kind yours is, ask your county assessor before you list.
